Green Villa Luxe — Miami, FL · Design District

Green Villa Luxe

The portfolio's reference case: three consecutive years holding top-of-market rates with short stays and constant turnover.

$0Revenue in three yearsAccumulated over 3 years of operation.
$0Best 12-month yearTwelve months above the quarter-million mark.
0Nights sold in a yearA deliberately conservative occupancy — with room to grow.
0.0 nightsAverage stayShort stays, constant rotation, consistent standard.

The starting point

A villa of this category has a high ceiling and a dangerous floor. Run for pure occupancy, it fills with cheap bookings that wear the asset down and wreck the rate. Run on price alone, it sits empty. The achievement is not one good year — it is holding the middle ground three years running, with twelve-month periods above $275,000.

What Reevup did

  1. 01

Interior design as the foundation of the rate

Designed as a product: an asset that holds its price looks and feels like what it charges.

  2. 02

Systematic rate defense and channel mix

Continuous pricing against real demand and comparables, minimum-stay rules that protect premium dates, and synced multichannel distribution — no overbookings, no misaligned rates.

  3. 03

    Operations built for high turnover

With a 3.5-night average stay, cleaning, restocking and inspection are coordinated between every check-out and check-in.

  4. 04

    Full transparency for the owner

Owner portal with calendar and performance visibility, and a monthly close reconciled channel by channel.

$810,000 in three years with 3.5-night stays doesn't come from filling the calendar. It comes from selling the right night, at the right price, with operations that hold the pace — year after year.

Case 02

Satori — Miami, FL · Design District

Satori

A design residence that entered the market with product, price and operations defined from day one — earning by rate, not by volume.

~$300KProjected year-end paceWhere the current year is heading.

The starting point

Large assets punish strategy mistakes. Five bedrooms don't fill themselves: they need a specific guest, a rate the product can defend, and operations able to hold the standard at every turnover. The work began before the first booking — with the interiors and furnishing that set the asset's rate ceiling.

What Reevup did

  1. 01

Interior design with returns in mind

Every room made to photograph well, withstand heavy use and justify the target rate. At this level, design isn't an aesthetic expense — it's the first pricing lever.

  2. 02

Asset evaluation and full market launch

Real local comparables, seasonality and demand for a responsible revenue estimate; then professional photography, staging, content and distribution to 200+ channels from a single source of truth.

  3. 03

    Active revenue management

Dynamic pricing reviewed continuously against the real calendar, with minimum-stay rules and booking windows tuned by season.

  4. 04

One accountable team at every step

Coordinated cleaning and maintenance, bilingual guest messaging, and a direct channel with add-on revenue from on-property experiences.

At 47% occupancy, Satori is on pace to close the year near $300,000. That result doesn't come from filling the calendar — it comes from product and price.

Case 03

Lake Hartwell / Clemson, South Carolina

Zoka — Lake Hartwell / Clemson, South Carolina

Zoka

A remote property we built, designed and operated from scratch — now the highest ADR in its area and listed on Airbnb Luxe.

REEVUP SCOPE

$0Gross revenue, first yearNearly double the top of its market range.
$50–60KMarket range, comparable homeWhat a comparable four-bedroom earns per year.
#1ADR position in its areaHighest average daily rate in its market.

The starting point

On paper, Zoka was the worst possible case: a remote property with no urban location behind it, in a market where a comparable four-bedroom home earns $50,000 to $60,000 a year. The only way out was to stop competing on comparables. If the asset couldn't win on location, it had to win on product.

What Reevup did

  1. 01

Built and designed around the return

Built and furnished with the target income already defined: contemporary architecture, natural materials, and spaces made to photograph and to sustain a premium rate.

  2. 02

    Positioned for the top tier

Prepared and presented to qualify for Airbnb Luxe — a curated program that validates the property's category and exposes it to high-spending guests.

  3. 03

    Rate defended above occupancy

In a nature destination, filling the calendar is easy if you cut price. The strategy was the opposite: sustained rate, minimum stays, and a close read of seasons and regional events.

  4. 04

    Direct channel and on-property experiences

Own booking engine with integrated payment — less OTA dependence, better margin per booking — plus private chef, yoga and tailored experiences.

Zoka earned close to double its market's ceiling in year one. Remote stopped being a limitation and became the product.

The Method

One accountable team, from A to Z.

Reevup is not a co-host or a listing service. It is the owner's strategic partner: one team answers for product design, pricing, daily operations and the guest relationship. That integration is why these cases share a method even though they don't share a market.

01

Asset evaluation

Comparables, rates, occupancy and seasonality before committing to a number. Responsible estimates — never guarantees.

02

Build, design & furnishing

Construction & Development and Interior Design & Furnishing, worked as a direct rate lever — not as decoration.

03

Revenue management

Dynamic pricing, stay rules and channel mix managed continuously, with potential connectivity to 200+ channels.

04

Operations & guest

Cleaning, maintenance and bilingual messaging across the whole stay. Technology with human attention behind it.

05

Financial transparency

Monthly close reconciled channel by channel, an owner portal, and settlement on a fixed date.

06

Aligned structure

Our fee is customized per asset and tied to performance: if the property doesn't earn, neither do we.
